Short answer

If a Dutch term appears in a sale document, do not guess from translation alone. Check what the term means in the seller process, which deadline or document it affects, and whether you need professional advice before agreeing.

This glossary explains common words in plain English. It does not replace legal, tax, mortgage or contract advice.

Offer and sale terms

vraagprijs

The asking price used when the home is listed. It is not the same as the final sale price.

bod

An offer from a buyer. Look beyond price and check conditions, handover date, included items and financing timing.

voorbehoud van financiering

A financing condition. It may affect whether and when a buyer can leave the agreement if financing is not arranged under the agreed terms.

bouwkundige keuring

A building inspection. For sellers, this can affect negotiation, timing and questions about defects or repairs.

opleverdatum

The handover or completion date being discussed. Check whether it works with your move, mortgage, abroad planning and notary timing.

koopovereenkomst

The sale agreement. It records the agreed price, property, buyer and seller details, conditions, handover date and other key terms.

bedenktijd

The cooling-off period linked to the signed sale agreement. Check the specific agreement or notary explanation before relying on it.

ontbindende voorwaarden

Conditions that may let a party cancel if the agreed requirements are met. Do not treat them as casual wording.

Document terms

vragenlijst

A seller questionnaire about the property. It may cover use, defects, maintenance, renovations, utilities and other known details.

lijst van zaken

A list of items, fixtures or fittings included in or excluded from the sale.

eigendomsbewijs

Proof of ownership or ownership-related deed information. If you cannot find it, ask what document is actually needed.

energielabel

The energy label or Energy Performance Certificate for the property. Check it early because it can affect listing and buyer questions.

VvE

The owners’ association for an apartment building. VvE documents can include service charges, meeting minutes, accounts, maintenance plans and building rules.

Value, mortgage and money terms

WOZ-waarde

The municipal value used for tax purposes. It can be a reference point, but it is not a selling strategy.

taxatie

A valuation or appraisal. Use valuation-before-selling guidance if you need value clarity before listing.

hypotheek

A mortgage. If there is still a mortgage on the home, check repayment, lender timing, notary handling and net proceeds before relying on the sale result.

overwaarde

Potential equity when the sale result is higher than the remaining mortgage and sale-related deductions. Do not calculate from the asking price alone.

restschuld

Residual debt if the sale result is not enough to cover what must be repaid. Ask for advice early if this may apply.

NHG

National Mortgage Guarantee. If your mortgage has NHG and there may be a loss, speak with the lender or adviser before signing.

Notary and transfer terms

notaris

The Dutch civil-law notary involved in the official transfer. The notary stage is where identity, signing, transfer and payment flows come together.

akte van levering

The deed of transfer. Kadaster explains that the contract of sale is followed by a deed of transfer that must be recorded in the land register.

leveringsakte

Another common wording for the deed of transfer.

Kadaster

The Dutch land registry. The notary sends the transfer deed for land-register recording.

volmacht

Authorisation or power of attorney. This matters when the seller cannot sign in person or someone needs authority to act.
