What the energy label tells buyers

The energy label shows how energy efficient the property is. RVO explains that labels range from G to A++++, with A++++ being the most energy efficient.

The label can also mention possible energy-saving measures.

For a seller, the practical value is clarity. Buyers can see the energy-performance class, and you can answer label questions with less delay.

What to check before listing

Before listing or speaking with buyers, check:

Registered label

Check whether the property already has a registered label.

Validity

Check whether the label is still valid for the property being sold.

Assessment timing

If a new label is needed, check how long an adviser assessment may take.

Sale file

Store the label with your other sale documents.

If you need a new label

Government.nl explains that the owner can request a definitive EPC through an energy adviser. The adviser assesses the property on site.

Do not wait until the notary stage. If the label is missing, arrange it while you are preparing documents, photos, value expectations and listing timing.

Apartment or VvE property

If you are selling an apartment, the individual home still needs an energy label. It may be useful to coordinate with the VvE or neighbours, especially if several homes need labels or if building information is shared.

Keep VvE documents and energy-label information together so buyer questions are easier to answer.

What if there is no valid label?

Rijksoverheid explains that owners must have and provide a valid energy label when selling or renting a home, and that a fine can apply if no valid label is available.

Check early and do not assume the label is already handled.

What the label does not solve

An energy label does not replace:

  • valuation advice;
  • an inspection report;
  • VvE document checks;
  • mortgage advice;
  • renovation advice;
  • legal or tax advice.
